The Golden Mile Districts

Paris, Monaco, Madrid, and Marbella are home to some of the most exclusive and sought-after property areas in Europe.

Where to invest and live true luxury

In the world of high-end real estate investment, two names stand out with undeniable strength: Madrid’s Salamanca District and Marbella’s Golden Mile. While both share a reputation for exclusivity and luxury, their differences—in environment, lifestyle, returns, and long-term outlook—define distinct paths for those seeking more than just property. They seek value, distinction, and a way of life.

Salamanca District: Madrid’s Mayfair

Among tree-lined avenues, neoclassical façades, and luxury storefronts, the Salamanca District has symbolized upper-class status and power in Spain’s capital since the 19th century. Streets such as Serrano, Velázquez, and Claudio Coello now showcase a parade of luxury boutiques, private clubs, and meticulously restored palatial residences.

In 2025, the price per square meter in the most prestigious areas—Recoletos and Castellana—ranges between €13,000 and €17,000, reaching peaks of up to €20,000 for unique penthouses or boutique developments. Despite the price levels, demand remains strong: Salamanca is the most resilient core of Madrid’s real estate market.

Buyers—mainly executives, high-net-worth individuals, and institutional wealth funds—are not only seeking a home, but also prestige, security, and stability. The limited supply, protected by strict urban planning regulations, prevents overdevelopment and ensures a market largely insulated from economic cycles.

Additionally, Salamanca offers a residential rental yield of 3% to 4%, particularly attractive in corporate leasing structures for multinational companies and embassies. It is not an aggressive cash-flow investment, but rather a secure store of value in the political and financial heart of the country.

Marbella Golden Mile: Luxury with a Mediterranean Soul

600 kilometers from Madrid, on Spain’s Costa del Sol, Marbella’s Golden Mile represents a different luxury paradigm: designer villas facing the Mediterranean, gated communities with private security, beach clubs as social landmarks, and an international community shaped by jet-set culture and global capital mobility.

From the Marbella Club Hotel to Puerto Banús, and residential enclaves such as Sierra Blanca, Nagüeles, and Puente Romano, prices also operate at the top end of the market: between €13,000 and €22,000 per square meter, particularly in new developments such as Karl Lagerfeld Villas or Epic Marbella. Here, architecture is contemporary, defined by infinity pools, smart home systems, sea views, and absolute privacy.

Rental yields in the short-term luxury segment can exceed 6% net annually, making it highly attractive for investors focused on premium holiday rentals. However, this comes with higher volatility. Marbella’s market is more exposed to international tourism flows, geopolitical dynamics, and currency fluctuations.

Still, the Golden Mile offers something Madrid cannot: a year-round resort lifestyle. With more than 320 days of sunshine per year, world-class golf courses, private marinas, cutting-edge gastronomy, and a vibrant social scene, Marbella is not just an investment—it is a statement of intent.
